A property located on land registered as r\u00fastica is in fact land not intended for residential development. By contrast, land registered as urbana is. Mortgage financing options for urbana properties are greater than for r\u00fastica properties.<\/p>\n<\/div><\/div><\/div><div class=\"fusion-panel panel-default panel-97c3fc5a190f42918 fusion-toggle-has-divider\"><div class=\"panel-heading\"><h4 class=\"panel-title toggle\" id=\"toggle_97c3fc5a190f42918\"><a aria-expanded=\"false\" aria-controls=\"97c3fc5a190f42918\" role=\"button\" data-toggle=\"collapse\" data-target=\"#97c3fc5a190f42918\" href=\"#97c3fc5a190f42918\"><span class=\"fusion-toggle-icon-wrapper\" aria-hidden=\"true\"><i class=\"fa-fusion-box active-icon awb-icon-minus\" aria-hidden=\"true\"><\/i><i class=\"fa-fusion-box inactive-icon awb-icon-plus\" aria-hidden=\"true\"><\/i><\/span><span class=\"fusion-toggle-heading\">Habitability<\/span><\/a><\/h4><\/div><div id=\"97c3fc5a190f42918\" class=\"panel-collapse collapse \" aria-labelledby=\"toggle_97c3fc5a190f42918\"><div class=\"panel-body toggle-content fusion-clearfix\">\n<p>Houses that are in such poor condition that they are not habitable will not want to be financed by a bank. Core elements of this are that, at a minimum, a house should have running water, a somewhat up-to-date electricity supply, heating, a sewer connection or functioning septic tank, a kitchen and a bathroom. If the renovations required to bring the house into a good habitable condition are co-financed then this usually overcomes the bank&#8217;s objections.<\/p>\n<\/div><\/div><\/div><div class=\"fusion-panel panel-default panel-dedecefab89cb798b fusion-toggle-has-divider\"><div class=\"panel-heading\"><h4 class=\"panel-title toggle\" id=\"toggle_dedecefab89cb798b\"><a aria-expanded=\"false\" aria-controls=\"dedecefab89cb798b\" role=\"button\" data-toggle=\"collapse\" data-target=\"#dedecefab89cb798b\" href=\"#dedecefab89cb798b\"><span class=\"fusion-toggle-icon-wrapper\" aria-hidden=\"true\"><i class=\"fa-fusion-box active-icon awb-icon-minus\" aria-hidden=\"true\"><\/i><i class=\"fa-fusion-box inactive-icon awb-icon-plus\" aria-hidden=\"true\"><\/i><\/span><span class=\"fusion-toggle-heading\">Location<\/span><\/a><\/h4><\/div><div id=\"dedecefab89cb798b\" class=\"panel-collapse collapse \" aria-labelledby=\"toggle_dedecefab89cb798b\"><div class=\"panel-body toggle-content fusion-clearfix\">\n<p>Very remote situated houses &#8211; far from a village or town &#8211; and far from &#8220;civilization&#8221; are more difficult to finance than houses that are more &#8220;in civilization. There are also certain obsolete regions where banks are more reluctant to finance than in regions with booming housing markets.<\/p>\n<\/div><\/div><\/div><div class=\"fusion-panel panel-default panel-3dc557f1ec370a765 fusion-toggle-has-divider\"><div class=\"panel-heading\"><h4 class=\"panel-title toggle\" id=\"toggle_3dc557f1ec370a765\"><a aria-expanded=\"false\" aria-controls=\"3dc557f1ec370a765\" role=\"button\" data-toggle=\"collapse\" data-target=\"#3dc557f1ec370a765\" href=\"#3dc557f1ec370a765\"><span class=\"fusion-toggle-icon-wrapper\" aria-hidden=\"true\"><i class=\"fa-fusion-box active-icon awb-icon-minus\" aria-hidden=\"true\"><\/i><i class=\"fa-fusion-box inactive-icon awb-icon-plus\" aria-hidden=\"true\"><\/i><\/span><span class=\"fusion-toggle-heading\">Special objects<\/span><\/a><\/h4><\/div><div id=\"3dc557f1ec370a765\" class=\"panel-collapse collapse \" aria-labelledby=\"toggle_3dc557f1ec370a765\"><div class=\"panel-body toggle-content fusion-clearfix\">\n<p>Objects such as castles, wine estates, water mills, churches converted into homes are more difficult to finance. There is a (very) small market for this type of special property and sales can take years. Houses that are very A-typical for the region can also be a problem, as can houses with a lot of land (tens of hectares). Indeed, banks are wondering if such a &#8220;non-resident buyer&#8221; is going to manage to maintain all that land.<\/p>\n<\/div><\/div><\/div><div class=\"fusion-panel panel-default panel-e385b91d17db311ae fusion-toggle-has-divider\"><div class=\"panel-heading\"><h4 class=\"panel-title toggle\" id=\"toggle_e385b91d17db311ae\"><a aria-expanded=\"false\" aria-controls=\"e385b91d17db311ae\" role=\"button\" data-toggle=\"collapse\" data-target=\"#e385b91d17db311ae\" href=\"#e385b91d17db311ae\"><span class=\"fusion-toggle-icon-wrapper\" aria-hidden=\"true\"><i class=\"fa-fusion-box active-icon awb-icon-minus\" aria-hidden=\"true\"><\/i><i class=\"fa-fusion-box inactive-icon awb-icon-plus\" aria-hidden=\"true\"><\/i><\/span><span class=\"fusion-toggle-heading\">Enforcement of collateral by auction<\/span><\/a><\/h4><\/div><div id=\"e385b91d17db311ae\" class=\"panel-collapse collapse \" aria-labelledby=\"toggle_e385b91d17db311ae\"><div class=\"panel-body toggle-content fusion-clearfix\">\n<p>Contributing a very large portion of your own money to a purchase increases the chances of winning over the bank to finance. But for many objects, that is often not enough either. At play here is the fact that the system of enforcing the collateral by auctioning it &#8211; as the ultimate consequence of no longer (being able to) meet monthly mortgage obligations &#8211; does not work well in Spain in all regions.
