fees&#8221; (also known as &#8220;notary fees&#8221;) generally include the total costs due in taxes and notary fees. These costs are twofold: one part the costs related to the purchase of the property and the second part related to the notarization of the mortgage. A reduced rate of 3% applies in Flanders for the purchase of a home that becomes the principal residence.<\/p>\n<\/div><\/div><\/div><div class=\"fusion-panel panel-default panel-82868eb1493a5bde7 fusion-toggle-has-divider\"><div class=\"panel-heading\"><h4 class=\"panel-title toggle\" id=\"toggle_82868eb1493a5bde7\"><a aria-expanded=\"false\" aria-controls=\"82868eb1493a5bde7\" role=\"button\" data-toggle=\"collapse\" data-target=\"#82868eb1493a5bde7\" href=\"#82868eb1493a5bde7\"><span class=\"fusion-toggle-icon-wrapper\" aria-hidden=\"true\"><i class=\"fa-fusion-box active-icon awb-icon-minus\" aria-hidden=\"true\"><\/i><i class=\"fa-fusion-box inactive-icon awb-icon-plus\" aria-hidden=\"true\"><\/i><\/span><span class=\"fusion-toggle-heading\">Registration fees Walloon region (Wallonia).<\/span><\/a><\/h4><\/div><div id=\"82868eb1493a5bde7\" class=\"panel-collapse collapse \" aria-labelledby=\"toggle_82868eb1493a5bde7\"><div class=\"panel-body toggle-content fusion-clearfix\">\n<p>Registration rates are 12.5% in Wallonia (the Walloon region). When a &#8220;modest home&#8221; is involved, a 6% registration fee is applicable under certain conditions. The benefit of the reduced registration fee applies to homes with a cadastral income of up to \u20ac745, to be increased to \u20ac845, \u20ac945 and \u20ac1,045 as a household gives more children. The benefit of the reduced registration fee is also in place for homes located in an area with &#8220;real estate pressure&#8221; and that do not exceed a certain purchase price (varies by municipality). For houses that become the principal residence (and continue to live there for at least 3 years), an abatement (flat rate reduction\/reduction) is applicable. The abattement amounts to no registration fees being due on the first \u20ac20,000 of the purchase price (effectively, therefore, a discount on registration fees of \u20ac2,500).<\/p>\n<\/div><\/div><\/div><div class=\"fusion-panel panel-default panel-c701466de4db13a74 fusion-toggle-has-divider\"><div class=\"panel-heading\"><h4 class=\"panel-title toggle\" id=\"toggle_c701466de4db13a74\"><a aria-expanded=\"false\" aria-controls=\"c701466de4db13a74\" role=\"button\" data-toggle=\"collapse\" data-target=\"#c701466de4db13a74\" href=\"#c701466de4db13a74\"><span class=\"fusion-toggle-icon-wrapper\" aria-hidden=\"true\"><i class=\"fa-fusion-box active-icon awb-icon-minus\" aria-hidden=\"true\"><\/i><i class=\"fa-fusion-box inactive-icon awb-icon-plus\" aria-hidden=\"true\"><\/i><\/span><span class=\"fusion-toggle-heading\">Registration fees Brussels capital region<\/span><\/a><\/h4><\/div><div id=\"c701466de4db13a74\" class=\"panel-collapse collapse \" aria-labelledby=\"toggle_c701466de4db13a74\"><div class=\"panel-body toggle-content fusion-clearfix\">\n<p>Registration rates are 12.5% in the Brussels Capital Region. For houses that become the principal residence (within two years at the latest, and remain so for at least five years) and have a purchase price of less than \u20ac500,000, an abatement (flat rate reduction\/reduction) is applicable. The abattement amounts to no registration fees being due on the first \u20ac175,000 of the purchase price (effectively, therefore, a discount on registration fees of \u20ac21,875).<\/p>\n<\/div><\/div><\/div><div class=\"fusion-panel panel-default panel-8ceb40b18319ab6e3 fusion-toggle-has-divider\"><div class=\"panel-heading\"><h4 class=\"panel-title toggle\" id=\"toggle_8ceb40b18319ab6e3\"><a aria-expanded=\"false\" aria-controls=\"8ceb40b18319ab6e3\" role=\"button\" data-toggle=\"collapse\" data-target=\"#8ceb40b18319ab6e3\" href=\"#8ceb40b18319ab6e3\"><span class=\"fusion-toggle-icon-wrapper\" aria-hidden=\"true\"><i class=\"fa-fusion-box active-icon awb-icon-minus\" aria-hidden=\"true\"><\/i><i class=\"fa-fusion-box inactive-icon awb-icon-plus\" aria-hidden=\"true\"><\/i><\/span><span class=\"fusion-toggle-heading\">Brokerage commission<\/span><\/a><\/h4><\/div><div id=\"8ceb40b18319ab6e3\" class=\"panel-collapse collapse \" aria-labelledby=\"toggle_8ceb40b18319ab6e3\"><div class=\"panel-body toggle-content fusion-clearfix\">\n<p>Real estate agents in Belgium are allowed to set their own rates. In a sale, you pay between 2% to 6% of the sale price on average. 3%, however, is a very common rate. Want to find out how much a real estate agent charges? These costs do not vary by region and are therefore the same throughout Belgium. There are also costs involved in notarizing the mortgage (the mortgage mandate). Here fixed costs are involved (between \u20ac700 and \u20ac1,050) and in addition variable costs for notary&#8217;s fee + VAT (higher with higher mortgage amount).<\/p>\n<\/div><\/div><\/div><div class=\"fusion-panel panel-default panel-694e0e7e7f0c49aad fusion-toggle-has-divider\"><div class=\"panel-heading\"><h4 class=\"panel-title toggle\" id=\"toggle_694e0e7e7f0c49aad\"><a aria-expanded=\"false\" aria-controls=\"694e0e7e7f0c49aad\" role=\"button\" data-toggle=\"collapse\" data-target=\"#694e0e7e7f0c49aad\" href=\"#694e0e7e7f0c49aad\"><span class=\"fusion-toggle-icon-wrapper\" aria-hidden=\"true\"><i class=\"fa-fusion-box active-icon awb-icon-minus\" aria-hidden=\"true\"><\/i><i class=\"fa-fusion-box inactive-icon awb-icon-plus\" aria-hidden=\"true\"><\/i><\/span><span class=\"fusion-toggle-heading\">Additional costs<\/span><\/a><\/h4><\/div><div id=\"694e0e7e7f0c49aad\" class=\"panel-collapse collapse \" aria-labelledby=\"toggle_694e0e7e7f0c49aad\"><div class=\"panel-body toggle-content fusion-clearfix\">\n<p>In addition to the buyer&#8217;s fee, other costs are often involved such as costs for a building inspection, the appraisal (valuation) and financial advice.<\/p>\n<\/div><\/div><\/div><div class=\"fusion-panel panel-default panel-fee25bbaaecbd565a fusion-toggle-has-divider\"><div class=\"panel-heading\"><h4 class=\"panel-title toggle\" id=\"toggle_fee25bbaaecbd565a\"><a aria-expanded=\"false\" aria-controls=\"fee25bbaaecbd565a\" role=\"button\" data-toggle=\"collapse\" data-target=\"#fee25bbaaecbd565a\" href=\"#fee25bbaaecbd565a\"><span class=\"fusion-toggle-icon-wrapper\" aria-hidden=\"true\"><i class=\"fa-fusion-box active-icon awb-icon-minus\" aria-hidden=\"true\"><\/i><i class=\"fa-fusion-box inactive-icon awb-icon-plus\" aria-hidden=\"true\"><\/i><\/span><span class=\"fusion-toggle-heading\">Ongoing taxes when owned<\/span><\/a><\/h4><\/div><div id=\"fee25bbaaecbd565a\" class=\"panel-collapse collapse \" aria-labelledby=\"toggle_fee25bbaaecbd565a\"><div class=\"panel-body toggle-content fusion-clearfix\">\n<p>A house in Belgium is taxed through the so-called real estate tax; this is a tax on the (notional) income from real estate based on the indexed Cadastral Income (Cadastral Income (KI) is the average normal net income (net rental value) that the property would yield during one year. It is a measure used in Belgium in the same way as the WOZ value in the Netherlands). You could compare the property tax to the owner-occupied home tax in the Netherlands. The amount of this tax varies from region to region. As a result, a Belgian house is taxed in Belgium and no longer in the Netherlands (box 3).
